What is the best way to clean an epoxy garage floor
The best way to clean an epoxy garage floor is simple: sweep or dust mop as often as needed to keep grit off, then mop once a week with a pH neutral cleaner in warm water. Wipe spills up right away and skip vinegar, citrus cleaners, bleach and harsh solvents. That routine keeps the shine and protects the surface from the scratches that dull most garage floors.
Below is the exact routine we give our customers here in Queen Creek, plus what to do about oil, how soon you can clean a new floor, and when a worn floor needs more than a mop.
Why grit is the real enemy
Most people worry about oil and tire marks. The bigger long term problem is sand and grit. Every time you walk or drive over loose grit, it acts like sandpaper on the coating. Over months that creates fine scratches that make a glossy floor look tired.
That is why the most important cleaning step is also the easiest one: get the grit off before it gets ground in. If you are already seeing light scratches, our post on how to remove scratches from an epoxy floor walks through your options.
The routine that works
Daily or as needed: dry clean
- Use a soft broom or a dust mop to pick up sand, leaves and dirt.
- Pay attention to the area just inside the garage door and around the tires, where most grit lands.
- A walk off mat at the door that leads into the house helps keep grit from spreading.
Weekly: wet mop
- Dry clean first. Mopping over grit just drags it across the floor.
- Mix a pH neutral cleaner in a bucket of warm water.
- Mop with a soft mop, working from the back of the garage toward the door.
- Rinse the mop often so you are not spreading dirty water around.
- Let the floor dry before parking on it.
On a quartz sand floor, the aggregate gives the surface texture. A soft mop or a soft bristle brush gets into that texture better than a flat sponge. Keeping that texture clean also matters for traction, which we cover in are epoxy floors slippery when wet.
Yearly: inspect
Once a year, look the whole floor over in good light. Check for worn traffic paths, chips, stains that will not lift, or spots where the coating looks dull. Catching a small problem early keeps it small.
How to handle spills and stains
- Oil and grease: wipe it up as soon as you see it, then clean the spot with a degreaser. Oil that sits on the surface is harder to remove and makes the floor slick.
- Antifreeze, brake fluid and other auto fluids: wipe right away and clean the area. Do not let fluids sit for days.
- Mud and road grime: let it dry, sweep up the loose material, then mop with your pH neutral cleaner.
- Tire marks: start with your regular cleaner and a soft brush. Avoid harsh solvents to scrub them out.
What not to use on an epoxy floor
Some of the most common household cleaners are the worst choices for epoxy:
- Vinegar and citrus cleaners. Acidic cleaners are on our avoid list.
- Bleach. Keep it off the floor.
- Harsh solvents. They are not part of a routine cleaning plan.
- Abrasive pads and wire brushes. Anything that scratches will dull the finish faster than dirt ever will.
If you are not sure about a product, test it in a corner or call us before you use it on the whole floor.
Cleaning a brand new floor
A fresh floor needs time before it sees water. Here is the timeline from our installation guide:
- Light foot traffic: 24 hours
- Full cure: 72 hours
- Heavy traffic and driving: about 5 days
- Water exposure: 7 days
So for the first week, dry clean only. A soft broom or dust mop is fine once you can walk on it. Hold off on wet mopping and hosing until day 7. For the full breakdown, see how long epoxy takes to cure on a garage floor.
When cleaning is not enough
If the floor still looks worn after a good cleaning, you have two options:
- Small touch ups. Small areas can be touched up with additional kit material from the Indoor Quartz Sand Epoxy Self Leveling Garage Floor Kit.
- A fresh coat. An epoxy floor can be refreshed with a new coat without removing the existing layer, as long as it is properly cleaned and abraded first. Our post on putting a second coat of epoxy on a garage floor covers how.
A recoat follows the same rules as a new install: clean, abrade, vacuum all dust, and use the full 100 sq ft per kit. One kit covers 100 sq ft at about one eighth inch. No stretching. If you need tools for the job, the 22 inch squeegee with pole and the 20 inch defoaming roller are the two you cannot skip.
Quartz vs flake floors: does cleaning differ
Both are epoxy based, so the same rules apply: dry clean often, mop with a pH neutral cleaner, avoid acids and harsh chemicals. The difference is the surface. A flake floor is speckled vinyl chips on a smoother surface. Our system uses quartz sand aggregate for a textured stone look with more grip. That texture is why a soft brush or mop works better than a flat sponge. More on the difference in quartz epoxy vs flake floor.
A note for Phoenix area garages
Desert dust is constant, and monsoon storms track mud in fast. Sweep more often during dusty months and after storms, and keep a mat at the house door. Before you commit, it is also worth reading our honest take on the disadvantages of epoxy flooring, including the upkeep it needs.
